What your ground does with water is the single biggest swing in the price: it decides whether you get a $12,000 gravity system or a $35,000 engineered mound.
Drains fast through root channels but does not treat effluent. Drain fields are placed below it, which is why soggy ground or unusually green grass over the field means effluent is surfacing.
This is the layer that does the work. The perc test measures how fast it takes water. Well-drained subsoil allows a conventional gravity field; tight clay forces pressure distribution (LPP) or a larger field.
Limestone, chert or a seasonal water table. The rule that moves the price: when there is too little soil above it, a gravity field is not allowed and the field is built above grade as an engineered mound.
Percolation Test vs. High-Intensity Soil Map
A percolation test records how fast water drops in a pre-soaked hole. A soil map by a soil scientist reads the layers themselves — texture, structure and the colour marks that show where water sits in wet months. Either one is what a contractor should be quoting against; ask which your county accepts.
Dry-season cracks in clay can make a perc test read faster than the ground behaves in a wet winter. A soil map reads the layers instead of one afternoon’s water.
Dull grey mottles in the subsoil mark where groundwater sits in wet months. The field has to stay above that level; the county sanitarian sets the separation, and if there isn’t enough room the design goes to a mound.
Limestone country has sinkholes and solution channels that connect straight to groundwater. Fields have to keep a setback from them; ask the county for the current distance rather than trusting a number from a website, including this one.
Soil that passes a perc test can take effluent by gravity alone. This is the cheapest design and the one you want the test to confirm.
Clay absorbs too slowly for gravity. A pump doses effluent evenly across the field so no single spot floods; chamber fields are the usual field-only fix.
Not enough soil beneath the field. It gets built above grade in imported sand and dosed by a pump — the reason one quote is $15,000 and another $30,000.
Seasonal groundwater sits too close to the surface, so the field is treated like shallow rock: a mound, or an aerobic treatment unit on tight sites.
Until the soil is tested the honest range spans conventional to mound. A $300–800 perc test narrows it by roughly $20,000 and takes an afternoon.
